NHS- Neighborhood Housing Services
-This program is benefical for a buyer using a conventional loan. As it can be applied toward closing cost and down payment. When using an FHA loan the funds can only be used towards closing cost.

HIP 120- Homeownership Incentive Program- This program offers up to $15,000

Chenoa Fund- This program is great for those buyers that exceed the income limits in the above mentioned programs, but still seeking down payment assistance. This program offers up to 5% of the purchase price in assistance and has no income limits.

USDA- 100% financing, generally requires higher credit scores and is restricted to specific areas. If you're considering this loan, ask one of our agents which areas qualify.
Affordable 100- 100% Financing, this loan is restricted to center part of Bexar county. This loan offer no Mortgage Insurance (example of Mortgage insurance $200,000 home $110 a month in mortgage insurance).
FHA Loan- This loan is a great option as it offers a lower credit score to qualify (580 Minimum, in many cases). Down payment as low as 3.5% of the sales price (example: $200,000 home, down payment $7,000).
